The 4 Types of Waterfront Homes You’ll Find in Brevard County

Posted: December 23rd, 2021

Waterfront Living is Quintessential Florida

Let’s say you’re planning a tropical getaway filled with trips to the beach and afternoons fishing on a boat. What location in the U.S. would you choose? We’re willing to bet that Florida landed near the top of your list. Florida living is inextricable from the beautiful bodies of water that surround and run through the state. Luckily for us Space Coast residents, a beautiful waterfront oasis is often just minutes away, with many of us enjoying waterfront views from our homes

Waterfront living makes every day a little more special. There are four main types of waterfront homes for sale in Central Florida: lakefront, oceanfront, riverfront, and canalfront. Of the 13,713 homes sold in Brevard County from January through November of this year, 3,038 have been waterfront homes -- nearly a quarter of all sales. Each different type of waterfront home offers residents a different view of Florida with its own unique amenities and opportunities. Which type of property is ideal for your lifestyle? Let us introduce you to each of them to help you decide.

Lakefront Homes

By far, lakefront and pond-front homes have been the most popular of all the waterfront homes sold in Brevard County; to date, 1,502 (or about half) of waterfront homes sold this year have been situated near a lake or pond. One of the reasons why Central Florida features so many homes on lakes is the abundance of golf course communities. Plenty of luxury homes overlook water features that dot the golf courses.

Beyond the greens, many luxury neighborhoods feature centralized lakes or ponds to serve as tranquil backdrops for everyday life. Lakes provide a place for fish and wildlife to live -- a delight for any nature lover. What’s more, there’s something truly special about the way the sun sparkles across the water when it rises and sets. Lakefront homes are perfect for outdoor entertaining and staycations, and they present a great option for growing families.

Oceanfront Homes

It should come as no surprise that oceanfront homes also presented an attractive option for homebuyers this year and just about every year prior. Artists and poets have written extensively about living by the ocean; the magic of watching dolphins play in the waves and listening to the water crash against the shore is eternal. Cities like Indialantic, Satellite Beach, and Melbourne Beach offer plenty of opportunities for oceanfront living.

Many of the luxury oceanfront homes you’ll find throughout Brevard are condominium units, giving residents breathtaking views, resort-like amenities, and the ability to come and go as they please. The region offers plenty of other home types within walking distance to the beach, from charming bungalows to sprawling estates. Oceanfront properties often come with a higher price tag, but they’re perfect for individuals and couples who want every day to be a getaway.

Riverfront Homes

About 20% of the waterfront homes sold in Brevard this year have been adjacent to one of Central Florida’s many rivers: the Banana River, the Indian River, the Eau Gallie River, and Sykes Creek, just to name a few. Riverfront living is exciting, giving residents the opportunity to enjoy a number of watersports and explore the real natural Florida. Just imagine watching the water flow by from your back porch, or casting off in a canoe for an afternoon of fun and exercise.

Merritt Island is home to some of the most beautiful riverfront estates in the area. If you’re looking for something a little more modest, there are plenty of options for you! Condos and single-family homes on the river at a wide range of price points give just about everyone the opportunity to enjoy waterfront living. Riverfront homes were made for outdoor enthusiasts, whether you prefer to fish, canoe, or simply watch all the wildlife.

Canalfront Homes

At first glance, you may not see much difference between a riverfront and a canalfront property. Indeed, you may find that the canal connected to your home empties into a larger river system. Compared to rivers, canals create more of a sense of community, acting as aquatic throughways for the community’s residents. You may even be able to join your neighbors during community boat parades for the holidays!

Canalfront homes accounted for just over 10% of waterfront home sales in Brevard, but that doesn’t mean they’re lacking in charm or incredible amenities. Canalfront homes are great for families who love travel and who want to enjoy afternoons of boating and fishing in open water. They’re the perfect combination of tranquility and excitement.
